<p>The differences in the foreclosure laws vary in a variety of ways such as lender notices, buyback periods, and even the scheduling and bank notices issued regarding the auctioning of the property. Because the foreclosure timeline is complicated the goal of this article is to give you a basic understanding.</p>
<p>Your first time missing a mortgage payment, your lender will contact you by phone in some cases they will even contact you by mail and a late charge will be added on. A late fee isn&#8217;t normally added until after the 15th day. Most lenders will work with you if you give them a call in advanced and let them know that you are going to be a little late.</p>
<p>If you miss your 2nd mortgage payment, the mortgage company will normally call you to inquire why a payment hasn&#8217;t been made. It is crucial that you open the lines of communications with the lender at this point. The lender is more likely to work something out with you if you explain your situation.</p>
<p>Once you begin communicating with the lender one of your main goals besides the obvious (keep them from starting the foreclosure proceedings) is to keep them from putting a 30 day late payment on your credit report. This process will damage your future negotiation process severely.</p>
<p>Even if your property has been sold you still have what is known as a redemption period. You can reclaim your property by paying the full outstanding mortgage balance and all costs incurred during the foreclosure process. This is the only way that you will stand a chance at getting your home back. Also keep in mind that that the availability of this process is determined by whether the foreclosure is judicial or non-judicial and procedures can vary from state to state.</p>

<p>Don&#8217;t mistake credible copywriting with a dry copywriting. Real estate marketing materials should satisfy both our human need to make rational decisions and our human nature to make emotional decisions.</p>
<p>Advances in information technology and consumer education have taught almost everyone to make informed purchasing decisions. Seldom do we buy anything that we haven?t first checked the reviews in internet forums.</p>
<p>But when the ultimate decision is being made, more often than not, the consumer chooses using his gut emotions. Don?t believe for a moment that your targeted audience is any different. You can barrage him with facts? figures? logical arguments? all aimed at why selling his home right now to you is the right move. And of course you should present these compelling cases.</p>
<p>Hence, influencing your target market will require you to write a real estate direct mail that creates an emotional affinity with your prospects. So what are these possible benefits that can appeal emotionally to your prospect? You can read more articles on motivation but what I can give you right now are financial security, freedom from worry and fear, increased self-esteem, social status, and etc.</p>
<p>Never assume that emotional marketing only applies to consumer purchases. Especially today, emotions in the real estate market are high. Your real estate direct marketing communication with your customers should aim to reduce their fears and increase their optimism about the benefits you offer.</p>
<p>One classic example of the power of emotional marketing is the1960 presidential debate between Nixon and Kennedy. Radio listeners, who were only given the opportunity to focus on the arguments of the debate, picked Nixon as the winner. However, people who watched the debate on TV picked Kennedy instead because he was more emotionally and visually appealing on screen.</p>
<p>One recent example of the successful application of rational and emotional marketing is the 2008 Presidential Elections. Whether you are an Obama supporter or not, Obama?s emotional charisma and poise overcame rational arguments against his lack of experience.</p>
<p>This election also revealed the nation?s growing preference for positive emotional appeals, as against negative emotional appeals. Hence, do not minimize the importance and credibility of emotional marketing.</p>
<p>Emotions not only push people to buy status symbol consumer products, or vote for a presidential candidate. People?s emotions also shape their decisions about reading your real estate direct marketing materials and to responding to your message to sell their homes to you.</p>
<p>Emotions. Never underestimate the ever present emotional appeal of a major decision? whether it?s a minor purchase a major consumer decision or even the choice of the president of the United States. If you can not only logically persuade your audience to your side, but win them over emotionally, then you have closed that sale. And yes, you can do this through your postcard mailing for your real estate investment firm. Guaranteed!</p>

<p>Journalists never fail to stress the importance of a powerful headline. If you fail to create a compelling headline, your audience will move on the next article that catches their attention. This rule also holds true for real estate marketing investors especially when you are launching a direct marketing campaign.</p>
<p>There is not a lot of room in a postcard to write down several of your persuasive arguments. But an attention grabbing and informative headline can get this job done while using less space and requiring less time from your customer.</p>
<p>How can you make strong headlines? Use the direct marketing formula, What&#8217;s in it for the customer? You need time to think this over because effective headlines usually don&#8217;t get written instantly. </p>
<p>The quickest and easiest way to add muscle to your mailing is to use the tried, tested and true formula of WIIFM What&#8217;s In It For Me. Oh, sure, you&#8217;re tempted right now to answer this question. But don?t. Not yet at least. Think about it for a while.</p>
<p>To write the most powerful, muscle-bound headline you can, you need to sit down and have a brainstorming session with yourself. Think of every possible benefit a customer could gain from selling his house to you. Don&#8217;t worry about the number of benefits. Don&#8217;t limit your thinking or your writing. In fact, the more benefits you can put on paper the better!</p>
<p>Narrow down your list and pick the best headlines you have created. It is advisable to start with a huge list of options because you will obviously have more choices as you narrow down your list.</p>
<p>Next, you can test market these different headlines to identify what will get the highest response. All of these steps may seem like a lot of work for just coming up with a few words. But in real estate direct marketing, effective headlines have been proven to remarkably increase customer response rate. </p>
<p>As you develop these stronger ones, you may not want to narrow it done to a single headline. Maybe you have two or even three headlines you like. That&#8217;s fine. Why not use them all? Yes, use all three of these. If you truly believe all fill the bill of answering the question What&#8217;s In It For Me?? then use all of these headlines. This could be a wonderful opportunity to test the effectiveness of them. In this way you can discover with one works the best. In the next mailing you may want to use only the strongest of these then.</p>
<p>I know. It seems that you?re taking quite a bit of time just creating your headline. That&#8217;s exactly the way it should be though. Your headline is just that important. And it&#8217;s a fact that you should never forget.</p>
<p>In fact, there&#8217;s no reason in the world that the title of this article? Never Underestimate the Power of a Headline? shouldn?t be posted somewhere in your office? someplace prominent. Go ahead, right now. Either handwrite it on a piece of paper someplace or print it off your computer. Hang it somewhere on your desk where you&#8217;ll see it all day long. When you remember the true potential your headline has to your postcard marketing campaign ? you&#8217;ll experience true success in real estate investing.</p>

<p>Detroit foreclosed homes auctions are a big hit with outside buyers. There are plenty of homes, and about 1800 of them are being sold for under $10,000. These homes were at once over 100 times what they are being sold at. This is one reason why investors from as far as Australia and the United Kingdom are rushing to Detroit.</p>
<p>Mike Shannon, a Detroit realtor says he has picked 10 new clients buying in bulk who are outside Detroit in the last few months. His office is located in Detroit and is one of the national leaders in foreclosures. The investors are buying 50, 100, or even 1000 houses that they can find.</p>
<p>Although the retail housing market has been stagnant, sales of homes on foreclosures are at their peak. Eager buyers are regularly calling Shannon when he is in the field. Recently, he sold 30 homes in one day to a single investor. Three UK investors have bought six homes and are planning on more.</p>
<p>Outside investors have rushed to Detroit to buy homes because this city had one of the highest rates of houses owned by individuals in the U.S. Also, the city is dominated by single-family homes unlike most large cities which are characterized by high-rise apartments. Outside investors havent just targeted Detroit because of the number of houses; they are also taking advantage of the low rates at which the houses are being offered at. Detroit homes have fallen much more in value compared to houses in other large cities.</p>
<p>Once palatial homes are now being sold for under $10,000 to investors who want to have their own homes or simply get them for leasing or selling when the housing crises is over. Most of the foreclosed houses are in a good condition, with only a few minor cosmetic repairs required before they can be leased.</p>

<p>Writing is an exhausting task because you?re sometimes forced into writing something that you are not enthusiastic about. And this is one of the major challenges of a real estate investor has to face. </p>
<p>To ensure that your copy is effective, you might even say you have to approach your writing with a certain degree of passion. If you?re sitting snickering at this seemingly silly idea, don?t. If you can?t generate a certain amount of excitement about your service ? in this case your real estate investing service ? how could you possibly expect any other person to be excited?</p>
<p>Be aware that you might be met with initial hesitation or even cynicism, but if your postcards are brimming with enthusiasm, you can easily make a sale even if the real estate industry is in dire need of help.</p>
<p>In other words, you must ? in order to be effective ? create enough enthusiasm to overcome your reader?s natural hesitancy and cynicism toward advertising in general? as well as any personal objections to your offer.</p>
<p>When you create a passion for your product ? as a real estate investor this would be the idea of selling a house and starting over ? you?ll undoubtedly touch something within your reader?s spirit. When you reach this point with your words, then your customer will be inextricably drawn to action. Guaranteed!</p>
<p>But how do you know you?re writing from your heart and not just your mind? If you feel drained then you are using both your mental and emotional resources to write. If you are not bored and easily distracted, it means you are fully engaged in your writing.</p>
<p>If you racked your brain and still cannot come up with anything, it?s advisable to sleep it over. Set it aside and sleep. You?ll probably have a newer perspective in the next day. Is it better than what you wrote yesterday?</p>
<p>Don?t be too disappointed if it didn?t. Many times, even for those professional copywriters who have been in the business for years, the copy fails this ?overnight? test miserably.</p>
<p>Also check out the transitions in your copy and see if other words can make your message more effective. And when you feel happy about your work, you can bring your copy to the printer. </p>
<p>You may find after the ?overnight? test that you only need to create a few transitional phrases or rev up a few verbs to create a brighter, more vivid image. Great. If you?re satisfied after this minor editing, then you?re ready to take it to the printer.</p>

<p>Due to the recent real estate collapse, many people across the United States are losing their homes to foreclosure.  The period of time before the official foreclosure is called pre-foreclosure.  Depending on the state the pre-foreclosure period lasts from seven days to a 60 days.  Real estate experts know that the pre-foreclosure period is a great time to purchase a home.</p>
<p>Many houses that are &#8216;for sale by owner&#8217; are houses that are in a period of pre-foreclosure.  The lenders sometimes allow the homeowners to try to sell their home before foreclosing it.  The banks are not in the real estate business themselves and would rather the owners sell the home instead of (the lenders) having to foreclose it.</p>
<p>Many Realtors agree that buying a pre-foreclosed home is an excellent idea.  Here are many advantages to buying a pre-foreclosed home from a homeowner rather than a foreclosed home at a government auction:</p>
<p>-  A pre-foreclosed home could actually be cheaper then foreclosure because you are dealing one-on-one with an owner who desperately wants to avoid foreclosure.</p>
<p>- Since you won?t be at an auction, you will be given more time to talk to the home owner about any questions you may have concerning the house.</p>
<p>- There will probably be less competition for a pre-foreclosed home than a foreclosed home at an auction. You won?t have to worry about placing the highest bid.</p>
<p>- You won?t have to worry about becoming frustrated from losing a bid.</p>
<p>- Auctions can be annoying for some people.  Some people become very angry when they are outbid.</p>
<p>-  You have more time to have a pre-foreclosed home inspected than you would at an auction.  You will be aware of any potential problems the house may have.</p>
<p>- You don&#8217;t need all the cash up front like you would at an auction.  You can pay a down payment for as low as a few hundred dollars!</p>
<p>Always check to make sure that the pre-foreclosed home you?re interested in has no liens or judgements against it.   You should also bring along someone to inspect the home for you so you?ll know of any problems it may have.  The risks in purchasing a pre-foreclosed home are similar to purchasing a home the traditional way, only a lot less expensive!  You can even resell the pre-foreclosed home for more money than you purchased it for.</p>

<p>The number of pre-foreclosures is growing every day. If you&#8217;ve kept up with the media recently, you know that investing in pre-foreclosure homes is one of the best ways to make a substantial profit. There are virtually a limitless number of these discounted homes on the market, due to the sub-prime mortgage crisis and the current economic slowdown.</p>
<p>Rather than going to an auction, buying a pre-foreclosure home may be a better option. At an auction, you usually require the necessary cash on hand in order to participate. Without the down payment, you cannot bid. Buying pre-foreclosure homes, however, doesn&#8217;t necessarily require any deposit. This is ideal for anyone with limited liquidity, while still enabling them to purchase the home.</p>

Because the current owner is still living on the property you can physical knock on their door and have a look around and examine the house. <p>If homeowners facing foreclosure can act quickly enough, they can go ahead and sell their home for low prices before the banks officially forecloses them.  This is called &#8220;pre-foreclosure&#8221;.  Pre-foreclosure is a grace period that is given to many homeowners who are close to foreclosure. During the pre-foreclosure period, the home still belongs to the borrowers and they have a right to sell it to interested buyers. The pre-foreclosure grace period can last anywhere from 3 weeks to 6 months, varying from state to state.</p>
<p>The homeowners have a chance to earn a little money as well when facing pre-foreclosure.  Pre-foreclosure is a grace period after the time they made their last payment and before they&#8217;re officially facing foreclosure. The public is notified ahead of time that a home is facing foreclosure, which gives interested buyers time to make a deal with the homeowners before the bank officially takes the home back.  Pre-foreclosures give homeowners enough time to sell the home at a very low price as well.  They money they receive can help them in affording another place to live.</p>
<p>Bank foreclosures and pre-foreclosures also provide an excellent opportunity to earn a lot of money. Many Americans are learning that investing in bank foreclosure and pre-foreclosure homes can return an excellent profit.  For instance, you can buy foreclosure and pre-foreclosure homes for as low as 10% of their market value, and then resell them for nine times that!  Imagine all the money you can profit from buying bank foreclosures and pre-foreclosure homes!  Even if you&#8217;ve never had an interest in real estate before, now is an excellent time to become involved in it!</p>
<p>There are many foreclosure and pre-foreclosure listing sites which will allow you electronic bids.  Unfortunately though, many of them are only scams. <p>The foreclosure news just keeps getting worse.  Home foreclosures have been at record highs &#8221; this is no surprise to anyone following the news. What is most surreal in the whole calamity is that those who are most responsible seem to be the ones getting bailed out.</p>
<p>When something of this magnitude happens, there is plenty of blame to go around. And it starts from the top &#8221; the government induced policy changes and support of Fanny Mae and Freddie Mac that led to such mediocre lending practices. Certainly the blame must start there.</p>
<p>Then comes the Banking and Lending institutions in general. We seem to forget that companies are first and foremost accountable to their stock holders. In other words, they are in business to make money. Often times making money is in direct conflict with doing the right thing. Corporate greed clouded the judgment of many financial CEOs and, we, the average consumer are now paying for that greed.</p>
<p>We have a long standing history in America of lending practices that are solid. The typical structure of a home mortgage has largely remained unchanged for decades. Sure there have been a few different flavors, but nothing like what was introduced in the past few years. We went from 30 year fixed rate loans with 20% down, to zero down programs and even 125% refinance options with crazy interest only multi-year payment options. And that doesnt even begin to touch on the issues of variable rate loans and just how out of control they became. Take a look at how popular search terms like &#8220;foreclosure&#8221; and even the oft miss-spelled &#8220;forecloser&#8221; have become and you will see that this is an epidemic at this point in America.</p>
<p>I am a die-hard capitalist and believe whole-heartedly in the capitalist system that the United States of America was built upon.  But where is capitalism when failed management policies are not allowed to fail?  As a small business owner, I know that if I ran my business the way the banks ran theirs Id have been bankrupt a long time ago.  And I dont think there would have been anyone trying to give me money to stay in business.</p>
<p>Why have these CEOs not been held accountable for their deeds? Don&#8217;t take it the wrong way, I have no problem with big multi-million dollar executive incomes &#8221; none at all. Our capitalist country has always rewarded those who have done well. Bring me a CEO that creates $200 million in profits for a company and I have no problem whatsoever in that CEO being rewarded with a $2 million bonus at year end. However, we have become a society of entitlement views. Lose the big salaries and give performance based bonuses &#8221; isnt that really what the capitalist system is about? Performance.</p>
