If you find yourself headed towards foreclosure and you have no means of making your payments &#8211; it is advisable that you take a good look at the foreclosure laws in your state.</p>
<p>The differences in the foreclosure laws vary in a variety of ways such as lender notices, buyback periods, and even the scheduling and bank notices issued regarding the auctioning of the property. Because the foreclosure timeline is complicated the goal of this article is to give you a basic understanding.</p>
<p>Your first time missing a mortgage payment, your lender will contact you by phone in some cases they will even contact you by mail and a late charge will be added on. A late fee isn&#8217;t normally added until after the 15th day. Most lenders will work with you if you give them a call in advanced and let them know that you are going to be a little late.</p>
<p>If you miss your 2nd mortgage payment, the mortgage company will normally call you to inquire why a payment hasn&#8217;t been made. It is crucial that you open the lines of communications with the lender at this point. The lender is more likely to work something out with you if you explain your situation.</p>
<p>Once you begin communicating with the lender one of your main goals besides the obvious (keep them from starting the foreclosure proceedings) is to keep them from putting a 30 day late payment on your credit report. This process will damage your future negotiation process severely.</p>
<p>Even if your property has been sold you still have what is known as a redemption period. You can reclaim your property by paying the full outstanding mortgage balance and all costs incurred during the foreclosure process. This is the only way that you will stand a chance at getting your home back. Also keep in mind that that the availability of this process is determined by whether the foreclosure is judicial or non-judicial and procedures can vary from state to state.</p>

<p>Most people that I have interviewed feel alone and like there is no help in site. <strong>The question on many American&#8217;s mind is where are the so-called foreclosure bailout lenders?</strong> If that&#8217;s the question on your mind and you feel alone, the reality of the situation is thousands of families all across the country have found themselves in the exact deadly position of loosing their homes as well.</p>
<p>It all comes down to your credit rating&#8230; If your credit hasn&#8217;t dropped and you are current on your mortgage payments, and you have a lot of equity built up in your property &#8211; you &#8220;may qualify&#8221; for a</p>

The majority of the time the monthly mortgage payment is lowered by reducing the interest rate, reducing the principal amount owed, extending the loan term.</p>
<p>We as homeowners are advised to seek out bailout lenders that are going to give you a good interest rate, length of the payback terms, points and fees, and we should also take in to consideration the reputation of the mortgage company.</p>

<p>The chances of getting disapproved for the refinancing will only get higher if the lender sees a big possibility that you will be unable to meet the monthly payments, or in the event that you get into bigger financial difficulties, you do not have enough assets to cover the loan.</p>

<p>With the ongoing economic downturn, more and more homes and properties face foreclosure over the past year or two than ever before. Besides the poor economy overall, the biggest factor is the sub-prime lending spree of the past few years that created ballooning payments and allowed people to enter into mortgages that they couldn&#8217;t manage and shouldn&#8217;t have been given. </p>
<p>When a home goes into foreclosure, the lender obtains a court order to terminate the agreement and take possession of the property back from the signer. This is usually the bank that underwrote the mortgage agreement or loan.</p>
<p>When a mortgage or home loan or mortgage is underwritten, the lender or bank will get a security interest from the borrower. In effect, they are pledging the property or home as security collateral for the loan. If they fail to meet the payment terms, the lender or mortgage holder can try to foreclose, or repossess the property.</p>

<p>The actual process of foreclosure on a residential mortgage loan can begin after the owner has failed to comply with the mortgage agreement. At that point, the creditor, usually the bank, would want to take possession of the property in order to try to recover their principle by reselling the property.</p>
<p>Once foreclosure begins, the lender will usually try to recover their principle and legal costs by selling the property. This is what foreclosing on the mortgage or loan actually is. <p>A tax lien can be applied to a home by the federal or state government when a person has not been paying their taxes. The lien can later be used to take possession of the home or property if it seems that the owner is planning on evading taxes.</p>
<p>The owner of the home has to pay all the taxes within a set period of time or else the property in question can be auctioned off publicly by the government.</p>
<p>If you are thinking about purchasing a home that has been made available for sale by means of a government tax foreclosure it is important that you know that you are accepting any and all risks that are associated with the property; the government offers no warranties on properties sold in this way. This can create serious problems. At some times, individuals have purchased properties at auctions without ever actually seeing them and have wound up wanting to get out of the sale. Even though the government could choose to allow the buyer to bail out of the transaction, they will lose their 10% deposit from the auction no matter what.</p>
<p>The buyer who has backed out of the purchase could also be made to pay any difference between the price of the property they were going to pay and the price that the same property is resold for after it is auctioned a second time. Even though government tax foreclosure properties can be one way to save lots of money on a real estate purchase, anyone thinking about buying property in this way should be aware of the risks involved as well.</p>
<p>Not All Tax Sales Are Immediately Final</p>
<p>In the majority of states, a home that has been bought at a public auction as a government tax foreclosure can still be bought back by the original owners within ten days of the auction. If this occurs and the winning bidder at the auction is not able to purchase the property, they will be given their 10% deposit back.</p>
<p>Additionally, some states allow buyers to make a follow-up bid, after the auction ends, enabling someone else to buy the property won during an auction. Typically, the bid must be at least 10 percent higher than the winning bid or a minimum amount set by the state.</p>
<p>If an individual who owns a home receives a federal income tax lien, paying off their debt is the best way to avoid getting involved in the government tax foreclosure process. Programs that allow homeowners and the government to reach a compromise regarding payment are available from the IRS, federal governments, and state governments. If a person chooses to ignore these financial problems, however, their property will usually be foreclosed on without additional warning.</p>

<p>It?s true! And you know it! It&#8217;s a cardinal rule of direct marketing and as a real estate investor you need to keep it uppermost in your mind if you want to succeed. And while you may think this is only true for longer direct mailings in other industries, it?s even more important with a postcard mailing.</p>
<p>You have to create stronger headlines for postcards because you have limited space to get your message across. Your headline should be direct to the point but at the same time, powerful enough to grab your customers? attention. That is the trick why some real estate investors acquire new customers on a daily basis.</p>
<p>When you write within the confines of the postcard you must get to your point quickly and succinctly. And that makes your headline all the more important and powerful.</p>
<p>The quickest and easiest way to add muscle to your mailing is to use the tried, tested and true formula of WIIFM What&#8217;s In It For Me. Oh, sure, you&#8217;re tempted right now to answer this question. But don?t. Not yet at least. Think about it for a while.</p>
<p>Once you have sort out your ideas, its time to come up with a powerful headline. Go over through them not once, twice but many times. One useful tip is to use the plural tense  that&#8217;s right because it highlights the numerous benefits. Sprinkle with action words  these make your customers sit up and take notice.</p>
<p>Study them. Once you&#8217;ve absorbed them, then you can begin to create various headlines. That?s right! I said headlines in the plural. Don?t settle just on one. Get those inherent creative juices flowing. Power your headlines with strong action verbs.</p>
<p>Next, you can test market these different headlines to identify what will get the highest response. All of these steps may seem like a lot of work for just coming up with a few words. But in real estate direct marketing, effective headlines have been proven to remarkably increase customer response rate.</p>
<p>In addition, you can achieve more success in your real estate postcard marketing if you pay more attention to your customers, and learn what benefits are most valuable to them. These benefits have the strongest emotional connection to your prospective customers. And when these benefits are merged into a headline, you produce a highly potent means of persuasion.</p>
<p>It will take a lot of time and patience. Remember, Rome was not built in one day. You&#8217;ll have to do some trial and error at first but once you get the right ?formula? everything will flow smoothly after.</p>

<p>Journalists never fail to stress the importance of a powerful headline. If you fail to create a compelling headline, your audience will move on the next article that catches their attention. This rule also holds true for real estate marketing investors especially when you are launching a direct marketing campaign.</p>
<p>There is not a lot of room in a postcard to write down several of your persuasive arguments. But an attention grabbing and informative headline can get this job done while using less space and requiring less time from your customer.</p>
<p>How can you make strong headlines? Use the direct marketing formula, What&#8217;s in it for the customer? You need time to think this over because effective headlines usually don&#8217;t get written instantly. </p>
<p>The quickest and easiest way to add muscle to your mailing is to use the tried, tested and true formula of WIIFM What&#8217;s In It For Me. Oh, sure, you&#8217;re tempted right now to answer this question. But don?t. Not yet at least. Think about it for a while.</p>
<p>To write the most powerful, muscle-bound headline you can, you need to sit down and have a brainstorming session with yourself. Think of every possible benefit a customer could gain from selling his house to you. Don&#8217;t worry about the number of benefits. Don&#8217;t limit your thinking or your writing. In fact, the more benefits you can put on paper the better!</p>
<p>Narrow down your list and pick the best headlines you have created. It is advisable to start with a huge list of options because you will obviously have more choices as you narrow down your list.</p>
<p>Next, you can test market these different headlines to identify what will get the highest response. All of these steps may seem like a lot of work for just coming up with a few words. But in real estate direct marketing, effective headlines have been proven to remarkably increase customer response rate. </p>
<p>As you develop these stronger ones, you may not want to narrow it done to a single headline. Maybe you have two or even three headlines you like. That&#8217;s fine. Why not use them all? Yes, use all three of these. If you truly believe all fill the bill of answering the question What&#8217;s In It For Me?? then use all of these headlines. This could be a wonderful opportunity to test the effectiveness of them. In this way you can discover with one works the best. In the next mailing you may want to use only the strongest of these then.</p>
<p>I know. It seems that you?re taking quite a bit of time just creating your headline. That&#8217;s exactly the way it should be though. Your headline is just that important. And it&#8217;s a fact that you should never forget.</p>
<p>In fact, there&#8217;s no reason in the world that the title of this article? Never Underestimate the Power of a Headline? shouldn?t be posted somewhere in your office? someplace prominent. Go ahead, right now. Either handwrite it on a piece of paper someplace or print it off your computer. Hang it somewhere on your desk where you&#8217;ll see it all day long. When you remember the true potential your headline has to your postcard marketing campaign ? you&#8217;ll experience true success in real estate investing.</p>

<p>Detroit foreclosed homes auctions are a big hit with outside buyers. There are plenty of homes, and about 1800 of them are being sold for under $10,000. These homes were at once over 100 times what they are being sold at. This is one reason why investors from as far as Australia and the United Kingdom are rushing to Detroit.</p>
<p>Mike Shannon, a Detroit realtor says he has picked 10 new clients buying in bulk who are outside Detroit in the last few months. His office is located in Detroit and is one of the national leaders in foreclosures. The investors are buying 50, 100, or even 1000 houses that they can find.</p>
<p>Although the retail housing market has been stagnant, sales of homes on foreclosures are at their peak. Eager buyers are regularly calling Shannon when he is in the field. Recently, he sold 30 homes in one day to a single investor. Three UK investors have bought six homes and are planning on more.</p>
<p>Outside investors have rushed to Detroit to buy homes because this city had one of the highest rates of houses owned by individuals in the U.S. Also, the city is dominated by single-family homes unlike most large cities which are characterized by high-rise apartments. Outside investors havent just targeted Detroit because of the number of houses; they are also taking advantage of the low rates at which the houses are being offered at. Detroit homes have fallen much more in value compared to houses in other large cities.</p>
<p>Once palatial homes are now being sold for under $10,000 to investors who want to have their own homes or simply get them for leasing or selling when the housing crises is over. Most of the foreclosed houses are in a good condition, with only a few minor cosmetic repairs required before they can be leased.</p>

<p>Writing is an exhausting task because you?re sometimes forced into writing something that you are not enthusiastic about. And this is one of the major challenges of a real estate investor has to face. </p>
<p>To ensure that your copy is effective, you might even say you have to approach your writing with a certain degree of passion. If you?re sitting snickering at this seemingly silly idea, don?t. If you can?t generate a certain amount of excitement about your service ? in this case your real estate investing service ? how could you possibly expect any other person to be excited?</p>
<p>Be aware that you might be met with initial hesitation or even cynicism, but if your postcards are brimming with enthusiasm, you can easily make a sale even if the real estate industry is in dire need of help.</p>
<p>In other words, you must ? in order to be effective ? create enough enthusiasm to overcome your reader?s natural hesitancy and cynicism toward advertising in general? as well as any personal objections to your offer.</p>
<p>When you create a passion for your product ? as a real estate investor this would be the idea of selling a house and starting over ? you?ll undoubtedly touch something within your reader?s spirit. When you reach this point with your words, then your customer will be inextricably drawn to action. Guaranteed!</p>
<p>But how do you know you?re writing from your heart and not just your mind? If you feel drained then you are using both your mental and emotional resources to write. If you are not bored and easily distracted, it means you are fully engaged in your writing.</p>
<p>If you racked your brain and still cannot come up with anything, it?s advisable to sleep it over. Set it aside and sleep. You?ll probably have a newer perspective in the next day. Is it better than what you wrote yesterday?</p>
<p>Don?t be too disappointed if it didn?t. Many times, even for those professional copywriters who have been in the business for years, the copy fails this ?overnight? test miserably.</p>
<p>Also check out the transitions in your copy and see if other words can make your message more effective. And when you feel happy about your work, you can bring your copy to the printer. </p>
<p>You may find after the ?overnight? test that you only need to create a few transitional phrases or rev up a few verbs to create a brighter, more vivid image. Great. If you?re satisfied after this minor editing, then you?re ready to take it to the printer.</p>
